Reservations booked through Airbnb, VRBO, or Booking.com are governed by that platform's cancellation and refund policies. We follow whatever terms you agreed to when you booked.

For direct bookings through ashevilleforestbaths.com, cancellation policies are displayed during the booking process and included in your confirmation email. If you need to cancel or modify, reach out as early as you can and we'll work with you.

Standard check-in is 4:00 PM. Standard check-out is 10:00 AM. These times exist because our cleaning team needs the window between guests to prepare the property properly.

Early check-in (2:00 PM) and late checkout (12:00 PM) are available as paid add-ons, subject to the schedule that day. If you purchase one and we can't accommodate it due to back-to-back bookings, you'll get a full refund for that add-on.

Add-ons (sauna sessions, romance packages, welcome baskets, pet fees, and time adjustments) are purchased through our website and processed by Stripe. Prices are displayed at the time of purchase.

Sauna sessions can be cancelled through your guest portal. Paid sessions cancelled before the day of the session receive a full refund, which typically appears within 5 to 10 business days.

Physical add-ons (romance package, welcome basket) are prepared in advance of your arrival. If you cancel the add-on after we've purchased the supplies, we may not be able to offer a full refund. Contact us and we'll figure it out on a case by case basis.

Pet fees are non-refundable once your stay has begun.

Each property has house rules specific to that space. You'll find them in your guest portal and in the property guide at the home. The basics: no smoking indoors, no parties or events, keep noise reasonable after 10 PM, and treat the space like you'd treat a friend's home.

Guests are responsible for any damage beyond normal wear and tear. If something breaks or spills, just let us know. Accidents happen and honesty goes a long way.

The wood-fired sauna at our Fairview properties is shared among guests staying at The Forest Bathhouse, Rosewood Cottage, and The Canopy House. Sessions are scheduled to avoid overlap.

Sauna use is at your own risk. The sauna reaches high temperatures and isn't suitable for everyone. If you have a medical condition that could be affected by extreme heat, please consult your doctor before booking a session. Children must be supervised by an adult at all times.

When you book directly and provide a phone number, you consent to receive transactional text messages related to your stay. These include booking confirmations, check-in instructions, and property directions. We send a maximum of three messages per reservation.

These messages are informational only. We will never send marketing, promotions, or messages unrelated to your confirmed reservation.

Reply STOP at any time to opt out. Reply HELP for support. Message frequency varies (up to 3 per stay). Standard message and data rates apply. Carriers are not liable for delayed or undelivered messages.

We work hard to make sure everything runs smoothly, but we're a small operation, not a hotel chain. Things occasionally go sideways: a hot water heater fails, a tree falls on the driveway, the internet goes out during a storm. When that happens, we'll do our best to fix it quickly or find you an alternative.

Asheville Forest Baths is not liable for indirect, incidental, or consequential damages arising from your stay, use of the sauna, or use of this website. Our total liability for any claim is limited to the amount you paid for the specific service in question.

The content on ashevilleforestbaths.com (photos, text, design) belongs to us. Don't scrape it, republish it, or use it to train AI models.

We try to keep property descriptions, photos, and amenity lists accurate, but things change. A specific piece of furniture or kitchen item shown in a photo might not be there when you arrive. The listing on your booking platform is the most current description.
